How Buy-to-Let Mortgages Work

Buy-to-let mortgages are specifically designed for properties you intend to rent out. They differ from residential mortgages in several important ways, including deposit requirements, affordability calculations, and the types of products available.

Deposit Requirements

  • Min 25% deposit - Most lenders require 75% LTV
  • Better rates at 40%+ - Best rates at 60% LTV or lower
  • Some accept 15-20% - But expect higher rates

Rental Income (ICR)

Rental income must cover 125-145% of the mortgage payment when stress-tested at ~5.5%.

Example:

£112,500 mortgage at 5.5% = £515/mo interest

Min rent required: £747/month

Interest-Only vs Repayment

Most buy-to-let mortgages are taken on an interest-only basis:

Types of Buy-to-Let Mortgages

Standard Buy-to-Let

For single properties let to one household on an Assured Shorthold Tenancy. This is the most common type with the widest lender choice.

HMO Mortgages (Houses in Multiple Occupation)

For properties let to 3+ unrelated tenants. Higher yields but specialist requirements:
